BUDGETARY NUMBERS

For some reason it always seems that Owner's and architects are asking general contractor's to provide budgetary numbers for incomplete project plans with no clearly defined scope of work, specifications or any type of finishes.

From there the request always goes downhill to you and ends up at me. Providing budget numbers can take a lot of time and the resources of sub contractors.

After I was constantly bombarded by paint contractor's in Colorado and Toronto, Canada to provide this useless service; I think I have solved the problem and have a viable solution.

Follow me here and I will try to make sense of it all. I started providing takeoffs by separating the type of room / space use and utilizing a cost per square foot (sf) based upon for floor area to cover the expenses of labor and materials.
One of my samples is the 6th floor of a hotel in Colorado. I entered more money per sf in the living / unit areas than I did in the utility areas. Finishes in the hotel rooms are nicer than is the electrical rooms or stair wells.

That is the basic premise I arrived at in separating the types of room / space use with-in a project. In closing, you can be responsive to your client's requests without wasting allot of time and resources.

By going this route; what a traditional take-off would have taken me five to seven hours to complete I can now complete in about one to two hours.
